reason is because it is located in a degraded area.  I cannot stress enough to investors the<br />
importance in buying family friendly environments.  Family oriented locations are areas where<br />
there are working class families.  People<br />
in these areas tend to maintain their properties because they know the value of<br />
hard work and taking care of their business.<br />
These types of people will keep your house clean and if they damage<br />
anything they will replace it and not wait on you.  These types of people typically pay their<br />
rent on the first of the month and don’t wait until you call them about<br />
it.  In my experience a lot of your renters will be woman and with that being said if you want<br />
them to stay at your property you will have to make it safe.  Women do not like staying near vacant property<br />
because of the crime rate and they want to feel safe at night when they are<br />
going home with children.  Nothing is<br />
more uncomfortable for a woman than to come home with two little children and<br />
live next to a vacant property or a burn out. This is a scary situation because<br />
they do not know if anyone is hiding in the vacant property waiting for them to<br />
come home.  As a result of that your<br />
property will not get its full ROI because there will be a lapse in your<br />

estate investor that when rehabilitation on a property is performed, it is done<br />
correct the first time.  I say this<br />
because I see a lot of investor make mistakes by cutting corners.  When you cut corners you also overlook the<br />
fact that you want the tenant to pay the full amount every month on time with<br />
no delays. From my experience if you do not address the tenant’s issues by<br />
fixing certain areas of the house they will not pay their monthly rent.  Some of the biggest problems that I have seen<br />
are problems that impact the tenant’s utility bills.  These problems will increase the cost of the<br />
tenant’s bills and in return they will not pay the full amount of the monthly rent.<br />
Some of the most common problems I ran across, which in return negatively affect<br />
the utility bills are running faucets, water leaks, toilet problems, and windows/doors<br />
that are not sealed properly. The second mistake I see is not immediately addressing<br />
the problem. If it takes two months to fix issues you will see a reflection in<br />
you rent payments.  Tenants are not going<br />
to want to pay the full rent if you do not actively fix the house.  Here at ADM Capital Investments we make sure<br />

Real estate is looking good versus other asset classes.”</p>
